Caboolture Industrial Estate fast tracking additional stages

By Louise Ruyg
STAGE one construction of Caboolture’s Corporate Park East is complete and strong interest has prompted the developer to keep the machines moving into stages two and three.

This is a further vote of confidence in an area buoyed by recent key infrastructure projects and development announcements such as Caboolture West.

“There has been a fundamental shift in the attitude of national businesses who now acknowledge that a presence in this Northern Corridor is a strategic necessity,” said Ray White Commercial Northern Corridor Group Senior Investment Analyst Ashley Rees.

“They have analyzed the implications of future growth projections down to the number of roof tiles needed and are quickly moving to capitalise.”

Owner occupiers appear to have beaten developers to the punch, with the first sales in the initial 19-lot release going to transport and distribution businesses.

“We’ve been focused on helping businesses first and are excited that there will be local companies operating on site from day one.” said Ray White Northern Corridor Group Principal Chris Massie.

“The adjoining Corporate Park Estate is at 96 per cent capacity, so we expect builders and developers will quickly be looking to provide new buildings for that pent-up demand.”

While stage one is primarily smaller lots, building plans for larger national businesses are now being designed for stages two and three, which offer freehold lots in sizes up to three hectares.

The estate developer acknowledges a real shortage of affordable truck parking, hardstand and storage solutions for transport businesses in the Caboolture area and will be offering secure, functional lots for lease from 1,000sq m* up to multiple hectares.
