Working closely with the developer, our team was engaged to find an investor after a lease was recently executed on the property. Although the tenant wasn’t due to move in until December, our investors have been calling daily for any new opportunities and the late commencement wasn’t an issue for them.
Selling the story of the Sunshine Coast, the development & the tenant was the main driver to creating competition and in turn driving up the price for our vendor. After multiple inspections and two very competitive offers, we managed to create competition between the investors driving up the price. Talking with other agents they are only achieving 7% yields for their vendors in the industrial asset class which shows our investor database is working very well.
